Shopping For A Home
Over 80% of homebuyers start their search for a new home online. It is a great way to get a feel for what the market has to offer. The next important step to make in purchasing a new home is to find the right Real Estate Professional for you.
Many buyers make the mistake of using a real estate agent that has a house listed that they want to see. While in some cases this relationship will work out fine, it is in your best interest to find an agent that knows what your needs are and will represent you, not the seller.
Interview several real estate agents to find the one that's right for you. Interviewing A Good REALTOR®
When you interview REALTORS® to represent you, you want someone who will be concerned about you and will take care of your interests. You want someone who demonstrates ready knowledge of homes available for sale and does not have to call you back after they "check on the computer." At ERA Courtyard, our knowledge of the current real estate market will demonstrate to you that we are actually out previewing homes and keeping up with the latest real estate trends, not just sitting around waiting for the phone to ring.
Our Real Estate Professionals are sharp enough to ask you questions as well, including your financial and debt information. By asking these questions, a good Real Estate Professional will be able to determine the proper price range you should be looking in. Our Professionals will also ask about your family so they will be able to tell if what you need in a home is something available in your price range. At ERA Courtyard, we are bold enough to talk straight with you instead of always telling you what you want to hear.
How Much House Can You Afford?
This is a very important question to answer before you start looking for your new home. Many buyers think they know what they can afford and start looking at homes in that price range only to be disappointed to discover they can't afford that much house.
Don't get disappointed! Our Professional REALTORS® will get you pre-approved for a loan in no time so you will know exactly the price range to be looking in. By being pre-approved for a loan will also make you look stronger in the eyes of the seller because they already know you can afford their home. Pre-approval is a great asset for the buyer to have when searching for their next home.
Listing Agents & Selling Agents
There are two "sides" to every real estate transaction; the listing side and the selling side. Most deals have an agent representing each side, so there are generally two agents involved. The seller's side is represented by the listing agent. The buyer's agent represents the buyer's side. Agents can deal with both buyers and sellers, but the majority tend to focus their efforts on one or the other. Some even exclusively handle either buyers or sellers.
So what should you do?
We recommend that you take as much care to hire a real estate agent as you would for any other profession. Ask questions. Ask about education, experience, and focus. After all, buying your next house is probably the biggest purchase you've ever made in your life. Does it make more sense to find your agent by accident...or by design?
